Keep in mind that you don't own the housing market. You own a house. If you bought a house in 1990 in San Francisco, you'd have seen well-above inflation growth. If you bought a house in 1990 in Pittsburgh, you probably saw growth well below inflation. Even within cities, there are huge variations. A city could see price reductions overall but a specific neighborhood could remain hot.

And the reverse is true. Once-desirable neighborhoods, that seemed like great “investments”, become blighted while the new desirable places are created or discovered. The focus here is on principal dwellings which the owner lives in.
